Separate Meter vs Sub-Meter
A separate NMI-metered supply means the granny flat tenant opens their own account and pays their own bill — the cleanest arrangement for rentals, but it involves retailer applications, possible consumer mains works and metering by an authorised installer. A private sub-meter simply measures usage behind your main meter so you can on-charge the tenant; it's cheaper to install but you remain the account holder. What the Works Involve
A separately metered granny flat typically needs capacity checked at the point of supply, an additional metering position on the meter panel (or a new panel), circuit separation so each dwelling is fed independently, and sometimes a switchboard upgrade or supply upgrade if the existing single-phase service can't carry both dwellings. For a separate meter, an application goes to the network distributor for the additional connection point, and a retailer is engaged to supply the new smart meter.
