Recognising the Fire Risk

A hot, discoloured or burning-smelling switchboard means connections are overheating, often from loose terminals, corroded busbars or a board that is undersized for the building's current load. In a strata block this main board feeds the whole scheme, so the fire risk affects every resident.

This is an emergency. We isolate the supply, remove the immediate fire risk and prevent the fault escalating before assessing what permanent works are needed.

Make-Safe Then Replace

Our first action is to make the board safe — isolating damaged sections and restoring supply to essential systems where it can be done safely. Because we are a Level 2 ASP, we can isolate at the service fuse or point of attachment if the board cannot be safely worked on live.

We then replace the burnt main switchboard, upgrading it to current standards and correct capacity. Where the underlying cause is undersized supply, we advise on a consumer mains upgrade so the new board is not left overloaded.

Documentation and Prevention

A burnt board almost always triggers an insurance and compliance process. We provide photos, a fault report and a completion record so the owners corporation can satisfy insurers and close out the incident.
